York Real Estate Market Favors Buyers, Offers Great Deals

Although 2007 may have been a bumpy road for many markets and real estate agents, the Pilgrim Team of the Professional Realty Associates has had a different experience. With so many hyped-up stories about the lending crisis and the supposed downfall of the real estate market, how does Jerry Pilgrim, broker/owner, remain positive?
“We expect to have a great year in 2008. The PilgrimTeam actually had a positive increase in volume this year, which we’re very pleased about. We expect that trend to continue in the upcoming year, even though volume maybe down with the competition,” says Pilgrim.
Pilgrim continues that not only did his team fare better in 2007 than the competition, but that the York housing market has also been holding stable. “There hasn’t beena drastic price reduction here as there has been in other parts of the country, or even other parts of Pennsylvania. We have experienced only a slight drop, approximately 5 percent, compared to the 30 – 40 percent decrease some other area markets are feeling,” he says.
Pilgrim emphasizes the importance of knowing whento snatch up a good deal, and right now the market is ripe with good deals. “In the current market, buyers are like kids in a candy store—there are a lot of houses to choose from and the options are endless. Interest rates are low again, so that gives buyers opportunities that they haven’t experienced in the past few years,” he says.
“There are a lot of good buys out there, but don’t wait because that may change in the new year.
”Buyers need not be worried about slightly dipping home values either, according to Pilgrim. “Traditionally, home values always go up. The market may have peaks and valleys, but don’t be hesitant to buy. Even if the market drops slightly, history has proven that home values will always trend up,” he explains.
And now, sellers are working harder than ever to attract serious buyers, says Pilgrim. “A year and a half ago, you couldn’t find today’s properties for the current price, location and amenities that are being offered,” he explains. “Savvy sellers are reducing their prices, offering to pay closing costs and making sure their houses are in excellent, move-in-ready condition for buyers.”
Pilgrim adds that with all these buyer perks, 2008 should prove to be the best year yet for motivated buyers.“We pride ourselves in customer service and do everything we can to help buyers find their perfect home,”he says. Rocky Ridge Park
My wife and I take our two kids to the Rocky Ridge Park Christmas Light Display every year.
They put on an impressive display of lights. Admission is reasonable and you can take the tour as many times as you want. It is outdoors so dress appropriately. Refreshments are available and bring your camera because Santa is there and the kids can sit on his lap if they wish.
Depending on your pace, the entire display will probably take around 30 minutes to complete.

Holidays in York PA
The holidays are fast approaching. There are a lot of activities in the York area. A Christmas parade will follow market Street in downtown York. One of the most popular is the Christmas spectacular at Rocky Ridge Park. A short drive away is the Christmas in Hershey at Hershey Park. You can go during the day or night and see the many lights and some of the attractions are open. You can also take the chocolate tour ride. News Years Eve will at the new York Revolution Stadium will usher in the new year with First Night York. More later.

It is coming up on Thanksgiving quickly here in York PA. New homes sales and existing home sale inventory continues to rise. Currently there is an avarage of 11 month supply. Big difference from last year at this time! Buyers here in York County seem to be a little reluctant to make a home buying decision. I think that home Sellers are ready and willing to try to negotiate a reasonable house offer with a good solid buyer. (What I mean is that a buyer with good credit and able to close on a house in a short period of time along with a reasonable house inspection.) Sellers of homes in York, Shrewsbury, Stewartstown, New Freedom, Red Lion, Dallastown, Dover or just about anywhere in York County PA are willing to listen to buyers offers.

York PA Weather! HOT! HOT! HOT!
The weather sure has been warm around here in York County, PA. Seems more like August than October. Maybe we should take time off to go down to the Susquehanna River! It is a good place to visit one of the local parks for boating, fishing, picnicing or just kicking back to relax by the water.
If real estate were like the weather (sometimes I think it is), the housing market is hot like it was, or sometimes it cools off like it has been lately, people just don't know if it is a good time to buy a home. Now has got to be one of the best time in the last few years to jump into the real estate market! Interest rates are still low and there is plenty of inventory to choose from. Even home sellers here in York can take advantage of the housing market. Sure they might sell for less but they can make that up and more by getting a terrific price on a house with a higher value. Seems homes that are priced higher have been taking the biggest price hit here. So take advantage of this great market.
Keeping the weather in mind it is bound to cool off soon. Real Estate is also bound to bounce back sooner rather than later. Take advantage of this housing market while you can!

I'm glad you brought that up Jamie, I get tired of hearing that stuff all over the news.
I did hear a saying, "Real Estate is like the weather, not the same everywhere"
I still think our local market is doing pretty well overall. I think most of the problems are in other areas, but the media gives everyone the idea that there are problems nationwide.

My first Blog ever!!
Well, this is interesting, to able to provide valuable information to customers and friends in a more informal way. It could be fun, I think. I am looking forward to it.
